Overview

"The Unwieldy Time-Dimension of Space" is a short (seven-page) theoretical article Mason Gaffney published in The American Journal of Economics and Sociology 20(5): 465–481 (October 1961), while at the University of Missouri — confirmed directly from the journal's masthead and the article's closing affiliation line.[1] It is, on current evidence, the earliest dated Gaffney publication in the wiki's corpus — eleven years before the 1972–73 urban-land-rent pair, eighteen years before "Land Rent, Taxation, and Public Policy", and thirty-three years before the 1994 Land as a Distinctive Factor essay — and it develops, from first principles and with an original algebraic model, the theoretical root of a mechanism Gaffney would restate in increasingly applied form for the rest of his career: that financial power, not productive intent, allocates land.

Time-Indivisibility: The Core Concept

Gaffney's starting point is a distinction from the credit-discrimination literature he developed later. Most durable goods can be rented — bought in small time increments matched to a user's actual need — but land cannot, in practice: "he who would use a durable good cannot easily buy its services from week to week or year to year as he needs them... but must buy in one piece a claim to its services over its full span of years."[1] He calls this time-indivisibility: because land is permanent, its price capitalizes an infinite income stream, so a buyer must finance not just this year's use but a claim running "from now to doomsday" — "longer than he is likely to need it, and costs more money... than many hard-pressed entrepreneurs can conveniently raise at one time."[1] (C-claim; Gaffney's own theoretical framing.)

Gaffney then argues, at some length, that the market's usual answers to this problem — leasing and lending — are poor substitutes for direct ownership, not full solutions: leasing "intrudes into management an operationally superfluous human relationship," gives short-term tenants no stake in long-term asset care, and rarely runs long-term because landlords will not give up the option to recapture rising rent or evict a defaulting tenant; lending is segmented by "lenders' risk" (Keynes), credit rationing, and collateral requirements rather than allocated to the highest marginal product, quoting agricultural economist Rainer Schikele: "the principle of allocation is collateral security, not marginal productivity... instead of allocating capital to where it is scarce, our credit system allocates it to places where it is ample."[1] This leasing/lending-as-imperfect-time-dividers argument is genuinely new territory for the wiki's Gaffney corpus — it is not restated in the later essays already covered, which take the credit-access gap as a starting premise rather than deriving it from an institutional critique of leasing and lending markets. The Dynamic Equilibrium Equation

The paper's most original contribution is a formal model. Gaffney derives that each individual expands landholding until marginal revenue product equals the annual marginal cost of holding land — price times the individual's own interest rate — so that in a market where interest rates differ across buyers, land's marginal productivity comes to differ across holdings, contrary to the "equimarginal ideal" that rent should sort land to its most productive use.[1] He illustrates with a numerical example: against identical land, a buyer facing a 2% opportunity cost ("Mr. 2 Per Cent") will hold land down to a $2-per-$100 marginal return, while a buyer facing 6% ("Mr. 6 Per Cent") economizes on land far more strictly, holding only down to $6 per $100 — so the same land parcel earns very different marginal returns for its neighboring owners purely as a function of their financing costs, not their skill or effort.[1]

Extending the model to expected price changes, Gaffney derives what he calls the "dynamic equilibrium equation" — a buyer now adds land until marginal product plus the expected annual price increment, divided by price, equals his interest rate. The key result: appreciation widens the gap that interest-rate differences create, while depreciation narrows it. In his worked numerical case, three buyers facing interest rates in ratio 1:2:3 (Messrs. 2%, 4%, 6%) end up, once a 2%-per-year price increment is expected, holding land at marginal-return ratios of 0:2:4 — a wider spread than their underlying interest-rate differences alone would produce. Because most capital depreciates (so its holding cost is dominated by depreciation, which does not vary by owner) while land does not, Gaffney concludes time-indivisibility "little perverts" the allocation of ordinary capital but "seriously perverts" the allocation of land — "immortal land, and especially appreciating land."[1] (C-claim; original theoretical derivation.)

Relationship to the Wiki's Existing "Strong Hands" Coverage

The wiki already carries three later, more applied statements of a closely related mechanism — that unequal access to credit ("strong hands" vs. "weak hands") concentrates land ownership independent of productive use — from the 1972–73 urban-land-rent essay (with its worked 9%/3% leverage example), the 1992 farm-property-tax study, and the 1994 Land as a Distinctive Factor essay (B-8/B-9), all synthesized on concepts/land-monopoly. This 1961 paper is their theoretical ancestor, not a fourth independent data point — its own numerical example (rates in ratio 1:2:3 producing returns in ratio 0:2:4 under appreciation) makes the same qualitative claim as the later "leverage" arithmetic (a ratio of 1.8 widening to 3.0) using different numbers and a more general, formally derived model. Per the delta rule already applied when this same recurring mechanism turned up a third time in the B1 (1967) essay, the leverage/concentration conclusion itself is corroboration, not new evidentiary weight — what this page adds is (1) the priority correction that the mechanism's earliest known statement is 1961, not 1972–73, (2) the formally derived "dynamic equilibrium equation" and its appreciation-vs-depreciation asymmetry result, which none of the later essays re-derive, and (3) the leasing/lending institutional critique (time-indivisibility proper), which is wholly new territory.

A Land-Concentration-of-Power Closing Claim

Gaffney closes with an early, informal statement of what would become a recurring Georgist theme: that the conventional emphasis on land's imputed income undersells its importance, because land's true significance may lie "in the distribution of land: the conclusion suggests that land may be, contrary to a widespread impression, near the focus of the concentration of economic power."[1] Written in 1961, this anticipates by decades the modern capital-share-and-land literature the wiki covers on problems/capital-share-rise-is-land, though Gaffney offers no empirical test of the claim here — it is asserted as a theoretical implication of the model, not measured. Standing and Limits

  • Genre. A short, formally argued theoretical article in a peer-reviewed (though non-mainstream) journal — AJES published under a Robert Schalkenbach Foundation grant "in the interest of constructive synthesis in the social sciences," not a general-interest economics journal. The model is Gaffney's own, not independently reviewed or tested against data in this paper.
  • No empirical test. The entire argument is a comparative-statics model with illustrative numerical examples, not an empirical study — treat its conclusions as theoretical predictions, consistent with (but not proof of) the credit-concentration mechanism documented empirically elsewhere on the wiki (e.g., gaffney-rising-inequality-farm-property-tax).
